5 Major Repairs
5.1 General
5.1.1 Major Repairs schemes are works to eligible properties which are essential for the property to remain habitable

5.1.2 Some works are not eligible for Major Repairs SHG:
- re-improvements,
- day to day maintenance
- cyclical maintenance
- works required because of the RSLs neglect and inefficiency
However the re-improvement works may qualify for SHG under the Works to Existing RSL Stock heading, e.g. kitchens, bathrooms replacements, fencing and external works to improve security.
5.1.3 In certain circumstances the RSL may undertake the range of repair and improvement activities under a single building contract. The Agency will favourably consider applications from the RSL for Grant for the Eligible Works in such combined schemes where it is practicable and cost effective for the works to be carried out at the same time.
5.2 Standards & Types of Work
5.2.1 The repaired or replaced systems and components paid for by Major Repairs SHG must have a (remaining) life of at least 15 years, once works are completed.
5.2.2 The types of Major Repair Works are:
- Structural Works
- Secondary elements
- Site Works
- Service Installations
- Investigations
- Emergency Repairs
