Capacity model

The Capacity Model is an Excel-based long-term financial planning tool that has been developed for the Housing Corporation and the National Housing Federation by consultants FSMD.

In 2007 the Corporation launched a revised, more powerful and user friendly version of the model.  The additional benefits included:

  • Monte Carlo analysis 
  • Consolidation functionality 
  • Flexing of sales 
  • Improved diagnostic tools

In order to help transition between the two versions of the model the Corporation have also made available a conversion module to ensure backwards compatibility.
The 2008 version of the capacity model is structurally the same as the 2007 version, however a number of additional diagnostic checks have been added to the 'Data Validation' sheet and the traditional HC AVR ratios have been added to the 'Financial Profile' sheet.

In addition the guidance note below has been updated to take account of issues identified last year and provides some guidance on associations that have opted for early adoption of the 2008 SORP.

The following files are available:

1. Model and Files.zip - This contains the Capacity Model itself, the consolidation module and the Capacity Blank file.  These should all be extracted and saved in the same directory.
2. Input File.xls - This is the sheet that should be used to load data into the model.
3. Conversion sheet.zip - This sheet enables users to convert files created for v1.2 of the model to work on v2.0
4. Capacity Model Guidance Note - This sets out how to use the model and gives line definitions, tips on resolving common problems etc.
5. Changes Note - Setting out the main changes between v1.2 and v2.0
6. Monte Carlo paper - A note explaining the background to the Monte Carlo Analysis and guidance on interpreting the results.

These files can be saved to your computer by right-clicking on them and selecting 'Save Link As...' or 'Save Target As...'

Providers aspiring to be significant development partners in the 08/11 bid round should complete the model instead of an FV5 and submit it to us within three months of their year end.
