Challenging Perceptions - Case study of dispersed and mixed tenure new build housing developments
This report is designed to establish the social and economic impacts which might be attributed to the pepper potting of social rented accommodation on new build owner occupier estates.

The effect of the report is to supply definition of the term pepper potting as used by both developers and housing association, to establish barriers to pepper potting as defined by Sovereign and Croudace on the London Rd scheme, to identify any impacts on pricing of new and resale properties in the area and to establish from the perspective of residents whether the approach has any negative and positive social impacts compared to other mixed tenure new build approaches. The results seek to establish the relative costs and benefits of alternative approaches to building mixed tenure neighbourhood in housing markets like those currently prevailing in West Berkshire and other high demand areas.
